Please unzip download package first, then you can see Template package and documentation.html file, double click so you can see details document.
For template install, you just pick Template Package and install it via Extension > Manage > Install.
For full website like demo (Paid version support), you just install quickstart package, follow this guide https://ltheme.com/how-to-install-quickstart-package-using-akeeba-kickstart/
