I just bought the theme and downloaded files. Which one do I have to install? 'Genesis.zip' or 'lt-company-child.zip' or maybe both?

For theme style install only, you just install both and active child theme.
For full website like demo, please use ".wpress" file, follow this guide to install http://ltheme.com/how-to-install-quickstart-package-for-wordpress-theme/
